I have been in possession of the above premises for the last ten years, where I have been running my dental clinic. This accommodation has been with me on lease. As you are aware some urgent repairs were carried out three years back though as per our lease agreement, I am entitled for repairs and white-washing every year. As far minor repairs are concerned, I have never bothered you and got them done at my own expense. But now the premises needs some urgent repairs including whitewash, painting of doors and wooden fixtures and replacement of W.C. and electric wirings.
I shall be grateful if you come yourself or send your agent immediately so that the repairs may be carried out in near future. At present it is almost in a dilapidated condition as I feel much inconvenience and my business is adversely affected. Moreover, I would like that these repairs are carried out on Sundays only when the clinic is closed for customers and clients.
During all these years of my possession of the above premises I have been very particular in payment of rents in time. I also increased the rent to your full satisfaction at the time of renewal of the lease every time. As such our relations as a tenant and landlord have been very healthy and cordial. I, therefore, look forward to your immediate action in the matter.
